House Rules

🚗 Parking Maximum 5 cars per reservation. 3 in the driveway, 2 on the street.
🐾 Pets Pets are welcome but not allowed on furniture. Pet hair on furniture may result in a fee. Dog bowls and waste bags are in a drawer to the right of the kitchen sink.
🚭 Smoking No smoking in or near the house. Please use the grass area or the top of the driveway. Dispose of cigarette butts in the outdoor trash bin by the mailbox.
🎉 No Parties Please be respectful of the neighbors. No unregistered guests on the property unless approved by the host.
🔇 Quiet Hours No loud noises between 10:00 PM and 7:00 AM.
🗑️ Trash Keep bungee cords attached on the outdoor trash bin — the bears will get into it otherwise!

Amenities & How‑Tos

🛁 Hot Tub

The water is tested and balanced during each turnover. Ideal temp is 100–103°F. For detailed instructions, see the Hot Tub Guide →

Quick rules: Rinse off before entering (no lotions/oils/perfumes). Replace the cover when finished. Keep soaks to 15 minutes. Only use the designated hot tub towels outside.

Important: Jets run continuously when the spa is heating — this is normal and you won't be able to turn them off until the set temperature is reached.

📺 Smart TVs

No cable — streaming only. Log into your own accounts (Netflix, Hulu, etc.) and don't forget to log out before you leave! One remote per TV.

🔥 Fire Pit

Gas fire pit (back deck): Uses propane. We try to provide a full tank, but it can last only ~10 hours total. Please limit use to about 1 hour per night.

Solo Stove (outside): We do not provide firewood. The best place to grab some is Ingles. Be sure the fire is completely out before leaving it unattended.

Trash can is to the right of the kitchen sink. Recycle directly into the outdoor bin. Keep bungee cords on!

Board and card games in the basement TV console. Corn hole set in the basement in a black bag (please re-bag at checkout).

Portable crib & baby gates in the primary bedroom closet. High chair in the main floor king bedroom. Baby books/toys under the living room TV.

Everything you need to know to enjoy the hot tub

⚠️ Read This First — #1 Guest Issue
The most common problem guests experience is the hot tub not being hot enough. This is almost always caused by one of two things:

1. The spa was accidentally put into Economy (EC) or Sleep (SL) mode. In these modes, the spa barely heats. It should be in Standard (ST) mode at all times.

2. The temperature was set too late in the day. This spa heats at roughly 1–2°F per hour. If the water is at 80°F and you want 103°F, that's about 12–15 hours. Plan ahead!

Your Control Panel

The control panel is on the rim of the hot tub. It has four buttons and a temperature display.

When you press WARM or COOL once, the display briefly shows the set temperature. After 5 seconds, it goes back to showing the current water temperature.

Heating Modes — Very Important

⚡ How Modes Get Changed Accidentally
The heating mode changes when you press WARM (or COOL) followed by JETS. If you're adjusting the temperature and accidentally bump JETS right after, you may switch out of Standard mode without realizing it. If the display briefly flashes EC or SL, the spa is no longer in Standard heating mode.

Standard
Heats whenever needed to maintain your set temp. This is the correct mode.
EC
Economy
Only heats during filter cycles. The spa will feel cold most of the time.
SL
Sleep
Drops the set temp by 20°F and only heats during filters. Very cold.
✅ How to Get Back to Standard Mode
If you see EC or SL on the display, press WARM (or COOL), then JETS — repeat this until the display shows ST. It cycles through: ST → EC → SL → ST. Keep pressing until you see ST.

How to Use the Hot Tub

Check the Mode

Press WARM then JETS. The display should show ST (Standard). If it shows EC or SL, keep pressing WARM then JETS until you see ST.

Set Your Temperature

Press WARM to increase or COOL to decrease. We recommend 100–103°F. After 5 seconds the display returns to showing the current water temp. Do not exceed 104°F.

Keep the Cover On While Heating

The spa heats much faster with the cover on and the air control valves (dials on the rim) turned off. Expect roughly 1–2°F per hour. Plan ahead — set your temperature early in the day!

Rinse Off Before Entering

Shower or rinse off any lotions, oils, sunscreen, or perfumes. This keeps the water clean and prevents foaming and chemical imbalances.

Enjoy Your Soak

Press JETS for massage jets, and LIGHT for the LED light. Keep soaks to 15 minutes max, then take a break. Stay hydrated!

When You're Done

Always replace the cover and make sure it's secure. This keeps the heat in, saves energy, and keeps debris out.

Heating Time Expectations

This is a plug-and-play spa with friction heating. It heats gradually — roughly 1–2°F per hour with the cover on. Here's what to expect:

💡 Pro Tip: Plan Ahead
If you want to soak in the evening, set the temperature in the morning (or even the night before). We try to keep the spa at temperature between guest stays, but during colder months it may need extra time. The water temperature when you arrive depends on the season.
Why Are the Jets Running Non-Stop?

This is completely normal. When the spa is heating toward its set temperature, the pump/jets run continuously to generate friction heat. You won't be able to turn them off until the water reaches the set temperature. This is how plug-and-play spas work — it's not a malfunction!

Troubleshooting

The water isn't getting hot enough
Most likely cause: wrong heating mode. Check the display — press WARM then JETS. If you see EC (Economy) or SL (Sleep), keep pressing WARM then JETS until it shows ST (Standard).

Also make sure: the cover is on, the air control dials on the rim are turned off (closed), and the set temperature is high enough (press WARM once to check). Remember, heating takes 1–2°F per hour.
The jets won't turn off
If the current water temperature is below the set temperature, the pump runs continuously to heat the water. This is normal. The jets will stop once the water reaches the set temperature. If the jets don't stop after the temp is reached, try pressing the JETS button to toggle them off.
The display shows "HH" or "OH"
This means the water has overheated. Do NOT enter the water. Remove the cover and let the water cool down. The spa should automatically reset when the temperature drops to a safe level. If it doesn't reset, press any button. If the error persists, contact Justin at (619) 763-5872.
The display shows "dr" or "dY"
These indicate a water flow problem. Check the water level — it should be 6-8 inches below the rim and above all jet openings. If the water level is fine, the pump may need to be primed. Contact Justin for help at (619) 763-5872.
No jets are working at all
Check that the spa is plugged in and the GFCI breaker hasn't tripped (look at the plug — it may have a reset button). If the GFCI tripped, press the reset button on the plug. If it trips again immediately, do not continue — contact Justin.
One jet isn't working
Each jet is individually adjustable. Try turning the jet face counter-clockwise to open it, and open the air control dial (venturi) on the rim. The jets are designed so you can control pressure at each one independently.
The display is blank / nothing works
The spa likely lost power. Check the GFCI plug and the circuit breaker. Press the reset button on the GFCI plug. If you can't resolve it, contact Justin at (619) 763-5872.

Safety Guidelines

  • Water temperature should never exceed 104°F
  • Children must be supervised at all times
  • Keep soaks to 15 minutes, then take a break
  • Stay hydrated — drink water, not alcohol
  • Alcohol use in or around the spa is strongly discouraged
  • Pregnant women should consult a doctor; recommended max is 100°F
  • Anyone with heart conditions, blood pressure issues, or on medications should consult their doctor first
  • Do not use electrical appliances near the spa
  • Do not use glass near the spa — plastic/silicone drinkware only
  • If you feel dizzy, lightheaded, or nauseous, exit the spa immediately
